Kaiserbau

An ensemble of five buildings extending across a total of 50 metres, the Kaiserbau has found itself in the midst of changing surroundings since 1911. Since the square was redesigned in 2003, it has become a popular meeting place, featuring cafés, boutiques and bars. The newly renovated neoclassical Kaiserbau complex is now ready to shine again as a hotspot for all generations at any time of day.

Elegant, imposing and a listed building

The five-storey Kaiserbau complex consists of five buildings and is more than 50 metres wide, dominating the urban landscape of Marienplatz. Originally designed in neoclassical style by the architects Woltz & Bihl in 1911, the listed building’s basic structure has been conserved well.

Close to the centre and well connected

The Kaiserbau is located on the Stuttgart “Zacke”, the cogwheel railway to Degerloch. It is easy to reach the city centre and other parts of town quickly and there is good access to public transport, the B14, the Heslach Tunnel and the motorway.

Marienplatz is a vibrant urban area with a high population density and close proximity to Stuttgart’s fashion, cultural and gastronomic scenes. The appeal and significance of Marienplatz have continued to grow since it was redesigned in 2002 and new businesses have opened.

The Kaiserbau’s renovation, modernisation and future usage

Together with the architects Sindlinger & Vogt PartG mbB the property has been carefully and systematically renovated and modernised and is now in a more up-to-date condition, while still preserving the historic nature of the buildings. New flats and offices have been developed, including a loft conversion using the original atelier glazing. The already established combination of commercial and residential units will be maintained. The Kaiserbau lies at the foot of the Karlshöhe – a terraced hill dotted with gardens, vineyards, wide green spaces and a fantastic view out across the city centre.

Meanwhile, Marienplatz also borders Stuttgart’s Lehen quarter, featuring many elegant buildings that date back over 100 years – designed to reflect art nouveau or traditional local styles. The many rear courtyards where traditional trades were once practised are now home to several small shops, boutiques, workshops, art establishments and restaurants.

Tübinger Strasse has also undergone extensive redevelopment over the last few years and has reinforced Marienplatz’s links to the centre by means of several new building projects, including the “Caleido” office and commercial complex, the “Das Gerber” shopping centre and a range of other recently opened businesses. Largely left undamaged by the war, the streets in this area now form a listed historic site and number among the most architecturally and atmospherically interesting in Stuttgart.
